I normally donât leave reviews, but the ongoing issues at Parkview Terrence (12577 W Dakota Ave, Lakewood) need to be documented so future tenants know what to expect.
My household moved in on May 20, 2025, and for the first couple of months everything was normal.
Then the water charges began increasing dramatically without explanation:
9/1/25: $105.52
10/1/25: $154.20
11/1/25: $172.77
12/1/25: $195.58
1/1/26: $150.89
2/1/26: $64.47 (the only month that looked normal)
We contacted management (Apartment Management Consultants) multiple times â October, November, and December. Each time, they agreed the charges looked high and said they would âtake care of it.â No corrections were ever made.
When we finally said we would only pay the amount we actually owed, the ledger suddenly filled with late fees. Some were added, removed, reâadded, credited, and then added again. I have the full ledger, and the pattern is extremely inconsistent and difficult to justify.
Despite paying $2,359 in January, a balance still appeared, followed by additional late fees. At the end of February, management withdrew the remaining balance along with the full rent, even though the billing issues were still unresolved.
To be clear:
Iâm not making assumptions about anyoneâs intentions. Iâm simply sharing documented facts from my account history. Multiple neighbors have reported similar issues, which suggests this may not be an isolated case.
I hope management addresses these problems for future tenants, because the stress and confusion caused by the inconsistent billing and lack of followâthrough has been significant.
