I lived at Parkview Terrace for about two years and seriously would not recommend this complex to anyone. It is in a convenient, relatively quiet location and the townhomes offer a nice amount of space. However, the actual living experience is really quite onerous. First and foremost: you basically have to use a ouija board to summon management or maintenance. The excuses were truly endless, and the problems were far from mere. Our stairs were out for multiple months. Now you might be wondering: "what does that even mean?" well you see, what it means is that I was walking on my staircase when one of the stairs collapsed in on me :). And this issue was not fixed - for months. And when it finally was fixed they only did the woodwork. Yes, you read that right. They actually let the carpet just hang there - again for months. Eventually they did get around to stapling in that carpet, but they never installed the pink pad underneath so when you hit those steps it felt .... weird. Now, I do need to give Parkview Terrace some credit here. In replying to these reviews they've mentioned how they prioritize emergencies first, so I can't be too mad because some other guy's ENTIRE STAIRCASE fell off around the same time as this happened to me. So I guess the lesson here is ... be grateful? Not sure what the lesson is actually. We also had our dishwasher out for like two months. But not just like "out" where it wouldn't work, but rather "out" where the water from the sink would flow back into the dishwasher and eventually make it overflow. For months. I was bailing out my own dishwasher for months. And the carpet was FILTHY after all this (how could it not have been?) but instead of replacing the carpet (save this part in your head for later) they just replaced the pink foam and reattached it. Ew. Oh and of course they didn't replace the dishwasher, so if you get my old unit that thing probably isn't gonna last much longer. There was a moment in time where only ONE of their six washing machines was functional. One of the doors broke off and was fixed poorly, because I had to squeeze the little plastic pin to get it to close. Third machine from the right on the bottom, if you go in there literally right now it's probably still broken. Machines often stink real bad, which is kind of crazy considering that management and maintenance are located right there. Oh and it's like $2.75 per wash which is outrageous. Garbage situation is laughable. I NORMALLY would end up throwing my trash bags onto Mt. Everest. Not every once in a while. Normally. The dumpster was consistently at 3-5x its capacity. The only solution that management ever offered was to "make sure you place the garbage IN the dumpster" like ma'am I don't even see the dumpster under all this trash .... schedule a second pickup or get another dumpster or SOMETHING please..... wondering if all the weird animal issues on this property are also due to this trash situation... Only time I ever saw management be "proactive" was when they were posting "Demand for Rent or Possession" on someone's door or bullying/threatening the Section 8 people. The cherry on top came when it was time to move out. Not only did they attempt to keep our entire security deposit, but they completely stonewalled me for WEEKS to the point that I actually had to track down their corporate address. The lady from corporate then told me something egregious: I was being charged $750 for a ROUTINE carpet replacement. Yes, the carpet that I had to live with WET for months and UNATTACHED for months - they wanted me to pay for it. I quickly mentioned how these activities were clear violations of Colorado law, and miraculously that's the last I heard from them. Next thing I knew I had a check in the mail. Thanks for reading, remember that when they try and say that they have "no record" of these maintenance requests that there are LITERAL screenshots from the manager's account posted in these reviews. The gaslighting is endless... live ANYWHERE else.

I lived at Parkview Terrace for about 1 year, and absolutely do not recommend living there! This is my honest review. The pros are location and the town home style. Overall my place was fairly quiet. The kitchen is decent sized. The pros mostly end there. I had a lot of maintenance issues for the amount of time I was there. Lots of bugs downstairs. The seals around the windows and doors were bad! My blinds would sway when it was really windy even when the windows were closed. I had probably 10 bees inside throughout my time there. I was convinced there was a bee hive outside, but maintenance was not much help. I also had a mouse chew a hole through the wall into my broom closet. An exterminator did come out and never caught anything. The mouse holes were never sealed off outside even though I asked maintenance about it. I never had enough hot water either. The hot water tank so was old. I requested it be replaced but the maintenance guy said it had to break before they would replace it. My kitchen cabinets also shed wood for some random reason onto my kitchen pots and pans. No washer - dryer in unit. There is an onsite washer- dryer facility, but they are expensive and the dryers had a tar substance in many of them that got stuck to my blankets. I agree with the other review about Glenda Mitchell being very disorganized. My maintenance requests were mostly being ignored as the year progressed. It was difficult to get a response from Glenda. She also was rude to me on several occasions. She had excuses like her printer broke so she had to hand write maintenance requests! Well by all means then write them to accommodate residents! A friend visiting even commented the property did not look cared for. There are no amenities at these apts. On their website they list hot water as as amenity which I never even had enough of when I lived there. No gym, no pool or hot tub, no washer -dryer in my unit and no dog park. The "dog park" is a joke as it's not fully enclosed and my dog would have been able to jump the short fence. No one used it as a dog park. Also I had damage to my vehicle as a rodent chewed through a line on my car while it was parked in my designated spot. The repair cost me over $400 dollars. There are many rabbits and squirrels on the property and I heard other residents had damage to their cars too. Do yourself a favor and keep looking. This place isn't worth it. It is overpriced and no amenities with an unresponsive, disorganized and unkind property manager. I even had a hard time getting my deposit back and they didn't give me my full deposit even though I cleaned the place and left in excellent condition. This place is money hungry but won't care about your needs as a resident. Since I moved out, I now have real amenities at my apt, and a garage, and staff that is responsive. I'm so happy to be gone and not have the poor communication or things breaking so often. There was also a rotting wood fence by my door with long nails sticking out. I asked them to fix it multiple times as kids run and play outside. That was not repaired. Also I think a homeless man was camping next door to the property when I moved out. No enclosed patio either. My neighbor let their large aggressive dog run loose out back so I didn't feel comfortable to sit on my back porch with my dogs. I also had a gas leak on my hot water tank and furnace. I had to discover that myself, and Xcel came to shut them off. When the repair guy came out he said there was no gas leak on the furnace though Xcel told me there was. I asked him to keep the gas valve off to my furnace as I knew I'd be moving out before the weather got cold again. I didn't want gas leaking into my apt. Even trying to schedule a move out- walk through was difficult with Glenda. She was struggling to commit to a time. Since I moved out they lowered the rent probably because they can't maintain tenants. I do think a lot of the residents were on rental assistance. Best wishes on your apt search!! So happy to be gone from here!!!

Parkview Terrace is a decent property in terms of quality. As far as management goes, I would say that's furthest from the truth. Glenda who works at the front desk is a very nice person, however she is completely and absolutely terrible at her job. Throughout the 2 years at this property, she has been terrible about returning emails, calls, and voicemails. Her office is always closed, not to mention she doesn't write service requests down and always seems to forget ANYTHING you tell her. We made several attempts to have flood damage in the living room fixed last year (caused by faulty kitchen pipes) and it took over a month for the maintenance people to even arrive. Glenda's excuse was that she had surgery and was out of the office. Although I have sympathy, at the end of the day that is not my problem. We were living in completely soaked carpet for the entire cold month of January. Unacceptable. Currently, we are in the process of trying to get our $900 security deposit back with no avail. We have called numerous times over the last 2 weeks and just can't get a hold of Glenda. (We moved out over 2 months ago at this point.) Initially she said she would review our paperwork but was running behind because of a funeral. Again, I have sympathy but this is not my problem. Parkview is trying to get us to replace their dilapidated and water damaged carpets with money from our security deposit. You can't just withhold someone's security deposit for fraudulent reasons. I really cannot endorse this property in any way. Update: After getting a hold of the management company, we were able to get our deposit back with zero help from the property manager, Glenda. This entire situation was caused by her incompetence. Response to Parkview: Attached below you will see the work order for new dishwasher parts (that's what caused the flooding from the kitchen through the living room) as well as pictures of the soaked carpet. The carpet did not dry out at ALL from roughly January 6, 2023 - February 2, 2023. Paper towels were placed and stepped on to show how wet they were in the picture. Before lying on a Google review about service history, perhaps check your records for the maintenance request? Extremely disappointed in the Parkview Terrace experience. Only rent here if absolutely necessary.
