I lived at Parkview Terrace for about two years and seriously would not recommend this complex to anyone.
It is in a convenient, relatively quiet location and the townhomes offer a nice amount of space.
However, the actual living experience is really quite onerous. First and foremost: you basically have to use a ouija board to summon management or maintenance. The excuses were truly endless, and the problems were far from mere. Our stairs were out for multiple months. Now you might be wondering: "what does that even mean?" well you see, what it means is that I was walking on my staircase when one of the stairs collapsed in on me :). And this issue was not fixed - for months. And when it finally was fixed they only did the woodwork. Yes, you read that right. They actually let the carpet just hang there - again for months. Eventually they did get around to stapling in that carpet, but they never installed the pink pad underneath so when you hit those steps it felt .... weird. Now, I do need to give Parkview Terrace some credit here. In replying to these reviews they've mentioned how they prioritize emergencies first, so I can't be too mad because some other guy's ENTIRE STAIRCASE fell off around the same time as this happened to me. So I guess the lesson here is ... be grateful? Not sure what the lesson is actually.
We also had our dishwasher out for like two months. But not just like "out" where it wouldn't work, but rather "out" where the water from the sink would flow back into the dishwasher and eventually make it overflow. For months. I was bailing out my own dishwasher for months. And the carpet was FILTHY after all this (how could it not have been?) but instead of replacing the carpet (save this part in your head for later) they just replaced the pink foam and reattached it. Ew. Oh and of course they didn't replace the dishwasher, so if you get my old unit that thing probably isn't gonna last much longer.
There was a moment in time where only ONE of their six washing machines was functional. One of the doors broke off and was fixed poorly, because I had to squeeze the little plastic pin to get it to close. Third machine from the right on the bottom, if you go in there literally right now it's probably still broken. Machines often stink real bad, which is kind of crazy considering that management and maintenance are located right there. Oh and it's like $2.75 per wash which is outrageous.
Garbage situation is laughable. I NORMALLY would end up throwing my trash bags onto Mt. Everest. Not every once in a while. Normally. The dumpster was consistently at 3-5x its capacity. The only solution that management ever offered was to "make sure you place the garbage IN the dumpster" like ma'am I don't even see the dumpster under all this trash .... schedule a second pickup or get another dumpster or SOMETHING please..... wondering if all the weird animal issues on this property are also due to this trash situation...
Only time I ever saw management be "proactive" was when they were posting "Demand for Rent or Possession" on someone's door or bullying/threatening the Section 8 people.
The cherry on top came when it was time to move out. Not only did they attempt to keep our entire security deposit, but they completely stonewalled me for WEEKS to the point that I actually had to track down their corporate address. The lady from corporate then told me something egregious: I was being charged $750 for a ROUTINE carpet replacement. Yes, the carpet that I had to live with WET for months and UNATTACHED for months - they wanted me to pay for it. I quickly mentioned how these activities were clear violations of Colorado law, and miraculously that's the last I heard from them. Next thing I knew I had a check in the mail. Thanks for reading, remember that when they try and say that they have "no record" of these maintenance requests that there are LITERAL screenshots from the manager's account posted in these reviews. The gaslighting is endless...
